Policies
  1. RESERVATIONS – To book your reservation, please call or email Randall, Realtors GMAC Real Estate. Once you have made a reservation, a rental agreement will be sent to you which must be signed and returned along with the first required deposit. Your first deposit will be 50% of the total amount due as reflected on the rental agreement. This deposit must be received within 10 days to confirm your reservation. The remaining balance is due on the date noted in the rental agreement.. Reservations made less than 30 days prior to arrival, or after May 1, 2007 must be paid in full by cash, certified check, money order, or travelers check payable to Randall, Realtors GMAC Real Estate
  2. SECURITY DEPOSITS – . All rentals require a security deposit (usually $500). The security deposit is fully refundable within 20 days following the end of your rental period, if the premises are left undamaged, all inventory intact and keys and beach passes returned to our office. Renter is asked to leave dishes clean and trash placed in outside receptacles. If you choose to purchase the Security Deposit Waiver Plan outlined in paragraph 3 below we still require a $100 refundable deposit to ensure that the property will be left in an appropriate condition
  3. *As an alternative to the standard security deposit, we offer a Security Deposit Waiver program. The cost is $40 for up to 30 days and $55 for 31 – 90 days. This program does not cover pet damage, excessive cleaning, excessive trash removal, willful or wanton damages or gross neglect. Please see “Security Deposit Waiver form” for complete conditions of this waiver should you choose this option
  4. CANCELLATION –  Failure to make payments when due will result in cancellation of this Agreement. Upon cancellation for ANY reason, monies will be refunded, less a 15% service fee of the total rental amount due, only if the property is re-rented for the same terms and conditions of the original Agreement
    TRIP CANCELLATION INSURANCE – We offer the option of Trip Cancellation Insurance through CSA Travel Insurance. This CSA Travel Protection plan is automatically added to your rental agreement. If insurance is not desired, deduct the cost from the total rental amount due and initial the rental agreement where indicated.
  5. OCCUPANCY – Occupancy is not to exceed the limit cited on the rental agreement. If more than the maximum number is found to be occupying the rental property, the rental agreement may be cause for immediate eviction and forfeiture of all monies paid. No subleasing is permitted. . OVERCROWDING OR MISREPRESENTATION IS CAUSE FOR IMMEDIATE EVICTION AND FORFEITURE OF ALL MONIES PAID. Recreational vehicles, campers and/or tents as well as campfires are strictly prohibited per local town ordinances. In the event police have to be called or neighbors complain of excessive noise or rowdiness, this lease will be immediately terminated with no refund of monies to tenant.
  6. ACCOMODATIONS – All of our properties are privately owned. The Property Information Sheet has been completed by the Owner and is intended to provide you with an accurate description of the property and furnishings. Although the information is deemed reliable, it is not guaranteed. Randall, Realtors GMAC is not responsible for any misinformation, or typographical errors and shall be held harmless. In addition, if you rent the premises sight unseen prior to signing a rental agreement, you agree to accept the rental property as is upon arrival and you will not be entitled to any refund of rental monies and will have not claim or recourse against Randall, Realtors GMAC Real Estate. Randall, Realtors GMAC highly recommends previewing any property prior to signing a rental agreement.
  7. CLEANING – You are responsible for cleaning during your stay and for leaving the property clean and tidy.
  8. PETSPETS are NOT allowed in any of our rental properties, unless specifically noted to the contrary. Those exceptions are individually noted and pets will be allowed in the specific properties only with prior approval and with a non-refundable pet rent up to a maximum of $200. The optional Security Deposit Waiver is not available to guests with pets, and the full cash Security Deposit will be required.              
  9. Check In/Check Out – Check in is between 2:00 pm and 5:00 pm on Saturday and Check out is before 11:00 am on Saturday.
